    Our clients are always eager to view properties. The mortgage preapproval process is behind them, and it’s finally about finding their dream home. However, this is the most emotional stage of buying a home. Now is the time to put on your game face. We help clients focus on the essential features of the house so they can discover the home that will bring them true happiness. Here we explain what to expect and things to look for when finding the property you are meant to call home.

    Visit Neighbourhoods

    Price will dictate the types of neighbourhoods you can afford. We’ll discuss the areas we recommend based on your budget and preferences, but it makes a big difference when you get to know each neighbourhood a little better. Spend some time in the evening or on weekends walking the neighbourhoods you prefer. Get a feel for the streets, the people, the green space, and the amenities to see if you can picture yourself living here.

    Open Your Mind to Exciting Possibilities

    No home is perfect, but that’s not a bad thing. Although you’ll have specific ideas about your home when you start your house hunt, remember that price impacts the types of homes you view. We’ll help you curate a list of your wants and needs with the caveat that it is impossible to check every box on your wish list. As a result, some of the items listed will likely drop in priority.

    Neighbourhoods in your price range, home size to suit your family, safety and lifestyle are the driving factors that help us find the home that will bring you joy. As a result, the home you choose might surprise you!

    Making a Shortlist  

    Our clients have exclusive access to Realm, a collaborative tool to view homes on the MLS in real-time. It allows you to like, comment, and create lists of properties we can see and review to ensure they are a good match. As a result, we avoid homes that won’t meet your needs and we only add the best possible homes to your showing schedule.

    As realtors, we inspect the homes you like and do a “gut check” to ensure they are suitable before adding them to your shortlist. We note inclusions, exclusions, deficiencies, appliance models, etc., so we have all the information we need to protect you during the negotiation process. This also helps us point out common things home buyers miss when viewing homes. 

    Scheduling Your Viewings

    We will create a showing schedule for three to five suitable homes based on your schedule. This is a nice round number offering variety and comparisons without becoming overwhelming. It gives you a clear picture of what’s available in your neighbourhood and price range as the perfect jumping-off point in your home search. We only target the homes we know you’ll love to reduce stress and find your dream home quickly for a house-hunting experience worth talking about.
