    Listing Preparation

    No two properties are the same. We take a holistic approach by which we recommend and facilitate all services that will maximize your sale price. This includes decluttering and packing; staging and design; minor repairs; painting; cleaning; junk removal and more.

    Targetted Outreach

    This is where we activate our Buyer Attraction Formula to hone in on your ideal buyer. These strategies are customized to target the buyer market most suitable to your property to ensure that by your listing launch date, it gets noticed and is primed for offers.

    Buzz Creation

    We want everyone talking about your listing so we focus on marketing from every angle: our database communication (to over 30,000 people), neighbourhood awareness campaigns, our deep industry relationships, and our large network of agents who may have buyers.

    List Date

    This is the date we work back from, and it’s the “launch date” of your listing on the MLS. On this date, our full sales and marketing plan will be live. While your listing is “live”, we will keep you informed of showing progress and feedback by providing comprehensive performance reports on a regular basis. Behind the scenes we will be busy ensuring we capitalize on every marketing and sales opportunity.

    Video marketing does not mean a "Virtual Tour." It’s so important to be aware that there is a huge difference between a virtual tour and a video tour. Don’t be misled! Most agents will promise “listing videos” and what they intend to provide is an animated slideshow or virtual tour of the photos of your property. We spend the money to do it right.

    Advanced Advertising

    We run targeted Facebook ads, Instagram posts, and even YouTube pre-roll ads to go along with the normal MLS and print and media to make sure that your listings get the most eyes possible on them.
